Since it's inception in March 1977, Two Plus Four Construction Company has successfully developed and constructed numerous diversified types of housing. Our success has been and will continue to be achieved through "partnering" with the client-owner in the areas of design, construction and management. Two Plus Four is dedicated to providing the highest quality product and customer service possible.

    During the past twenty six years, the company has built over 120 multi-family projects' encompassing approximately 3,000 units totaling over $130 million. These projects range from six to one hundred twenty units in scope. Financing these projects has been through a number of sources, including: Farmers Home Administration 515 Program, HUD 202, HUD 811, New York State Turnkey, New York State Housing Trust Fund, HFA Bonds, and conventional financing. Several projects received additional funding through the syndicated sale of Tax Credits. The range of developments has included not-for-profits, housing authorities, as well as private entities.

    In 1995 Two Plus Four Construction Company expanded its operation to include multi-family rehabilitation and commercial construction. Recently the company has established a national presence with construction underway in New York, Florida and California.
    Two Plus Four Construction Company has built 50 projects totaling approximately 2200 units for it's own portfolio. Ownership and management experience derived from these projects allows the Company to bring life cycle cost issues to bear on each project in which it participates. Because Two Plus Four's principals are owners we possess a sensitivity to cost effective, low maintenance materials and provide value engineering that enhance a project for marketing and operational purposes.
   The company has recently been selected as a dealer for Capital Steel Industries Inc., a prominent quality manufacturer of pre-fabricated steel structures.
   Two Plus Four is recognized as a team player working cooperatively with the owners and their design and construction professionals as well as the local communities to take each project from conception to reality.
